Under the direct supervision of the Construction Project Manager, selected candidate will assist in overseeing multiple capital projects concurrently.  Managing and coordinating work being accomplished by architects, engineers, code consultants, commissioning agents, contractors, and construction managers.  Ensuring that projects are designed and constructed on schedule, within budget, with minimum impact to operations, and to the best quality and performance possible.  Supporting  the daily activities involved in the design and construction of capital projects.

Job Responsibilities:

  • Manage all RFP's, RFI's, change order review, weekly requisitions
  • Interact with subcontractors for purposes of acquiring required backup for change orders and monthly requisitions
  • Provide a project schedule to identify each task performed.
  • Create and manage weekly look ahead and project schedules
  • During the course of a project, ensures the timely review & approval of schematic design/plans.  At conclusion of the project, coordinates the timely execution of occupancy testing. Coordinates & documents the delivery of owner's manuals as built drawings
  • Assembles and submits documents to code consultant(s) for project filing with the New York City Fire Department, Building Department and/or other authorities having jurisdiction.
  • Observes the progress of renovation and new projects. Identifies and reports potential problematic situations.  Makes periodic visits to project sites and performs ongoing evaluation of contract work.
  • Serves in the capacity of quality assurance coordinator for selected major projects with commissioning agents to ensure that construction is executed according to specifications and that the building systems are turned over in operating order.
  • Assists in the preparation of presentations, reports and other written materials. Prepares minutes at project progress meetings.
  • Ensures prompt contractor response to punch list items.
  • Works with outside architects, engineers, consultants, and contractors in the development of field-verified "as built" floor plans.
  • Performs other related tasks as assigned.
Requirements
  • Bachelor's degree in either engineering or architecture. 
  • A minimum of three years of experience in project management, architecture, or engineering.
  • Knowledge, Skills and Abilities
  • Excellent oral and written communication skills.
  • Demonstrated ability to direct project contractors and consultants. 
  • Excellent acknowledge of computer software including Excel, PowerPoint, Auto CAD
